@Logan Allec thank you !  i see your first deal was a 4-unit you bought with FHA. i was having this discussion just two hours ago with my better half. we missed the opportunity on a 3-unit but are actively looking. do you have any warnings or suggestions  ?  much appreciated

hey everyone , 

my name is Joy , i am a new Real Estate Investor in Los Angeles , California . i am here to learn and network . i have teamed up with my girlfriend who is a real estate agent at Keller Williams in downt town los angeles and with my friend casey who is in finance. i currently work full time as a project manager for the environmental side of oil and gas . 

we are planning to wholesale houses and have kicked off a marketing campaign. my heart is in flipping houses and i feel that i will be able to choose the best deals through the wholesaling side . my grandmother flipped homes for about 15 years , i lived with her and was able to live that experience as well as learn construction.  

im currently working on a multi family portfolio, we are searching high and low at the moment and ready to pull the trigger on the best deal . 

im here to learn and network . i  am very excited to meet new people. my hobbies are hiking, traveling , playing music and scuba diving !

Post: found a house with two liens how should i approach

hey everyone, 

i recently moved to east los angeles, california from long beach . i found a house that looks pretty beat up. i asked one of the locals and they said the couple that lives there inherited the house and has had the police there a few times. i looked into the property and there are two liens , one for drugs found and one for a failure of inspection. id like to approach and see if they are interested in selling. my first thought was go door knock and make conversation in person, due to the fact that there is a lot of people at that house partying often i figured that might not be a good idea since investors are not very well liked in this neighborhood. so im writing them letters.  im thinking about sending them a letter a week in both english and spanish. is there anything else i could look into that would give me more of an insight to see if they would be motivated sellers or not ? any advice ?
