I'm wondering if they could transfer the funds from the "card" to Venmo, and then pay you on their phone from that?

Question:  If they can't get to bank, how are they going to get a money order?  If they can get a money order, they should be able to do a wire transfer directly into your account from the card their employer gives them.  Maybe a direct deposit could be set up with their employer?

If it is water damage, your insurance should cover a portion of it (less your deductible).  You need to take lots of pictures and then get estimates of repair.  Submit them to the tenant for payment.  If he doesn't pay, then small claims court.  Do you do yearly inspections so that you can catch issues before they escalate?

Does she have renter's insurance?  What is the amount of her loss?

In agreement with Nathan too!  You don't OWE anyone anything...nice of you to give a bonus to those who helped you.  That is what I would do.  Sorry you felt like you had to sell...hope you did an exchange into something that makes you happy.

I have found that doing videos prior to renting really helps, especially when selling.  You could also ask each tenant to take a walk-thru video...you could even pay them something to do this.  Be creative!!  :0)

I would call the utility company and explain to them what happened.  Pay the bill and confirm that the correct billing address is on the Landlord Agreement and if it is, there should be no problem for them to reverse it.  

Why was mail addressed to you at the new property not given to you?  Lost in the mail?  Did tenants not tell you about it?

I don't put down fabric or even grade it...the rock fills in any holes and if you have a border, it levels itself out.  I try to keep the cost as low as possible.

Never used RAP, but would certainly try it.  I'm going to check that out now.  I always like to use recyclable materials if possible.  

For the base rock, or crushed rock, I just call the local company that sells it and have it delivered.  They let me know

how much I need and which rock is best for a driveway.  They back up and drop it in one spot and then I get someone to spread it.  Easy peasy.

No prep...no fabric.  I bring in more base rock if it looks like it's getting thin.  Holds up really well in the winter rains to.

Have had the property for over 50 years and it works fine and tenants have never complained.  So much better than dirt, and gives tenant extra parking spaces.  I have newer pics...will try to find them for you.
