I recently bought a cabin in Gatlinburg and wonder how the age of the cabin will impact the price. Typically, with properties, investors rely on capital appreciation. However, is this possible with cabins, which seem to me may lose value over time due to deterioration of the materials as well as due to the architecture of the cabin going out of style? In terms of style, I am referring to some older cabins in Gatlinburg area which simply do not match with those build more recently.

As most of the cabins today on the market are generally about 10 to 20 years old. I wonder if anyone has a clue how much impact the age has on the price of cabin? How would price of the same cabin differ if the cabin was 0, 10, 20, 30, 40, 50 and even more years old?

Also, those which have been built sometimes back, 20 or more years ago, how do these compare in price with the new ones on today market?

My boyfriend and I are exploring the most efficient way to invest in property. We notice some people purchase it as individual but some rather purchase it through LLC.

I find this very interesting as I always thought that buying the property under individual name and rent it out as vacation rental (STR) would be the easiest way. I wonder if anyone can shed a light on why and why not to structure the investment under LLC and under individual.

@Caroline, I wonder do I need PM license to do so?

I am helping my boyfriend to rent out his property for vacation rental. I listed the property on Airbnb, VRBO and booking.com under his name. I contact and arrange cleaner and handyman for the rental purposes. I also communicate with all the guests about their renting through the renting platform. We both agree that we will share 50% of the profit for helping him to manage all the tasks related to his property rental.

1. Since, I have no ownership of his property, I wonder if I should issue him invoice as an individual or a company?

2. How would this invoice be reflected on his Schedule E?
