Post: Whitestone Developments Not Paying Subs

Yes, this was a Rent to Retirement purchase. 

Anyone else having issues? Looks like Whitestone is failing. 

Anytime this has come up in the past the lien was easily resolved by the contractor. This is the first time we are hearing about your situation. Please keep us in the loop for things like this so we can assist.

Sunil, thanks for the interest! I think you would be satisfied with either team as both have an excellent reputation as leaders in the industry. The business models are somewhat different however as REI does everything in-house which has it's advantages, and their owner Chris is well respected in the TK space for many years. RtR sources local teams in a variety of various markets and builds teams in those areas. Here are some links to people discussing TK investing and various companies.

Looking at their website, it looks like syndication packaged under a flashy name.  

If you are looking for truly hands off RE investing - syndication has it's place.  But there is some risk and definitely more overhead associated with syndication than with owning your own rental properties.  You are at the mercy of the management of a syndicated property as to expenses incurred, for instance.  The management of the syndicated property isn't working for free - so you are losing a percentage of your return to that additional overhead.  Not an expert on the topic at all... but I have come to appreciate being the one that makes all the real estate decisions with my properties - and therefore enjoying all the profits as well.  Investing in syndication is like being a passenger on the bus.  Syndication will take you to your completely passive 'real estate destination'  The good thing is that you don't have to do the driving on your trip... but there is a price you pay for riding the bus.  There are plenty of examples of syndication scenarios going wrong as well.  So just be sure to investigate who you are getting into the investment with.

Randall, thanks for the input, but you are mistaken in your interpretation here. RTR is not a syndicator. Good points however on how syndications can be risky.
