Hello all!  I'm new to both wholesaling and the Indianapolis area.  We have our first property under contract and trying to move it quickly.  I'm still learning the areas and market.  I'm hoping to network and build a strong buyers list.  I'm also open to any pointers and suggestions.  Thanks y'all!

Currently wholesaling properties but most of the sellers I've dealt with are very hesitant about the contract.  Has anyone found a way to explain contracts or specific contract that sellers are comfortable with?

I've reviewed other posts and still haven't found an answer!

Post: How can I find out if home is being sold by wholesaler?

I'm a newbie starting out as a wholesaler.  I'm searching through "For Sale by Owner" properties and a lot of these sound like the home is being advertised by someone other than the owner.  My question is for other wholesalers....how do you know or what is a good way to find out if the home is under contract already?  Are there specific questions I should ask or just be blunt about it?
