Afternoon all,  the wife and I are looking to start the purchase process ideally in San Pedro, CA, or possibly Long Beach.  Looking for a broker who can assist us getting started.  Let me know who is a good referral - all responses appreciated.

Hello all, I'm a newbie here, and just starting out on my real estate investing education.  I was inputting some sample property data into the rental calculator, and as a newb, need some insight on how some metrics are calculated. 

So for a purchase, with x money invested for y purchase price... how is the equity calculated?

Noticing the metrics over the 30 year term of the loan at the bottom of the report, how is "total profit if sold" calculated?  also, if someone could explain the "annualized total return" metric, I would appreciate it. 

I am extremely interested in learning what I do not know, and need some basics, before I get back on here and ask some more interesting questions.
