Research and find a market that suits you, what's your goal? Cash flow? Appreciation? Do you want it to be more passive or more active? MTR/STR vs LTR. What property type? Multi or Single family? What's your budget? $100k, $500k?

Crystal Clear Criteria. Define your goals and what you need to achieve and works backwards with how much money you have to deploy. Find a market that suits or matches that. Find an investor friendly agent in that market (BP Agent Finder tool), lean on them.

Track your properties, analyze, when that property comes up that meets your criteria, go get it!

Asap! Might cause more and more issues once they open it up, depending on where it is. If it’s inside of outside.

If it’s outside, they are going to tear up the ground and grass, want to get that re-grown for a flip so when it’s time to sell, it looks good again!

I would be happy to connect to talk about Cleveland, having a great team in place is going to be the pillars to your success. Very easy to get pulled into a bad property or an area you’re not comfortable with by listening to the wrong people.

Most people here said the West side, I would agree for the most part. Across the board, the worse the neighborhood, the better the cash flow, the better the neighborhood, the trade off for tenants base, better schools, low crime, etc etc.

Depends on your goals and what you’re looking for!

Write down your fears, what are you actually afraid of? Seeing them on paper will help you overcome them. Then write your goals, what do you want to accomplish? Then brainstorm all the ways that that fear can actually come true, if this goes wrong, then this will happen.

Ask yourself, is this really the worst case scenario? What if you never do anything? That’s more scary to me, so what if you fail? Lose a little money, you have a job, make it back. If you fail, you’ll be right where you are again now, just like everyone else you know. Your ceiling is much higher than your floor.

There is a reason being successful is difficult, but if it was easy, everyone would do it.

Can’t really tell you much! Just like any big city/metro. It’s there, some areas are better than others. I am sure that you have crime in your city as well. I would be happy to try and explain further if you wanted to reach out to me directly.

My biggest recommendation would be to check spot crime or other similar resources.

Very possible in our market! Cleveland, Akron, surrounding areas. You won’t be in an A class neighborhood. But yes, absolutely.

Cleveland is great! I am biased, because I live and work here.

You need people here to help you, agent, PM, etc. Cleveland has lots of areas and neighborhoods that are good and lots that are not so good. Connect with a great agent and learn more about the market.

Cleveland is very competitive and popular from investors all around the world, I think it’s going to continue to grow in popularity, appreciation, etc.

Hello! Typically finding just one piece first will be able to get you in touch with the rest. Like a great agent, who is investor friendly, doesn’t have to be me lol, but I am an investor agent here in Cleveland.

Agents/realtors should have connections for the remaining pieces.

Also saw your question on section 8, MF. Absolutely a great strategy to do here and still possibly to cash flow hundreds of dollars every month even with the high rates. Lots of MF throughout Cleveland and Akron
