Hey, guys. I'm new to wholesaling and I'm looking for people to connect with in the South Florida area, specifically Miami. Looking for anyone with experience that’s willing to work together. I'm focusing on this full time at the moment so I've got the time and energy to really work hard at it. Just lack the experience. Would really love to connect with some people and share some deals. Please reach out and let me know. I’m willing to help in any way and do any kind of work to get my foot in the door and build connections with other wholesalers.

Hey, Bob. Yes, I've come across a few potentially good deals that I want to try to acquire subject to. One in particular is very unique and would have really exceptional cashflow. A nearby almost identical property to it grosses $130k. It's in amazing condition. The market value is around $450k, at least. Monthly payments are at around $1,500 and equity is $70k. Would need at least around $100k to make the offer in order to pay off equity and agent. Need hard money but the problem is that my only real asset at the moment is out of country. Not sure if a lender would consider a second position on a property with exceptional cash flow. It's just such a great opportunity that I want to at least try to see if I can figure something out.

As for my property in Spain it's in the north in a region called Asturias. Found a deal I just couldn't pass up. Simultaneous ocean and mountain views with a walking path to a hidden beach on three acres just 15 min from town and 25 min from the City. Attached to the house is also an old bar I want to revive as soon as I have the funds. Couldn't have found a better deal, to be honest. $8,800, if I remember correctly. Can't remember all that was offered. I asked if I could have everything in writing to look through before I committed so that I could know exactly what was being offered and what I was paying for but I was only sent some podcast and youtube links after making that request. Really want to believe that this program is worth it but, clearly, I'm not convinced.

A little about myself. I’m still pretty new to real estate investing and am looking to network with other like-minded people in the Miami or general south Florida area (I also travel to the Tampa Bay as well as Central Florida and Northern areas somewhat regularly). I’ve been in the food industry most of my life but have always loved real estate. Especially hunting out good and unique deals. I’ve always been drawn by the kind of potential certain overlooked properties can have. Sadly, until recently, I never really went beyond just driving around and dreaming and never really put things into action. I’m trying to change that now. 

I just recently started a pretty successful Airbnb in Miami (Bombadil’s Inn), in the midst of the so called Airbnb Bust, and also just got an amazing deal on a house on the coast of Spain that I’m currently preparing for a vacation rental (I also have plans to restore its attached bar into a bar/restaurant at some point in the future). 

At the moment I’m looking at some very good potential Subject To deals in a couple different areas of Florida but am in need of some hard money in order to structure a worthy offer.

I was wondering if anyone could maybe help point me in the right direction. I also just really want to get my foot in the door of the community and learn from other experienced investors, wholesalers, creative financing experts, etc.

I went through the interview process and was really put off by the aggressive sales tactics. It's a shame because I really wanted to hit the floor running with creative financing and really get going looking for deals but I just couldn't handle that kind of approach. It felt really duplicitous and slimy, like I was with a salesman at a used car lot. I'm glad the program has apparently been useful for some but I just can't get passed the feeling that I'm being scammed. I don't understand why anyone would take that approach when trying to sell a product.
