@Bob Floss II I am thinking like Schaumburg, Dupage County area. I’m not locked into that area I am willing to be elsewhere for the right deal.

@Abel Curiel thank you for this advice it is much appreciated. I am actually going through the process of getting all of my personal sphere into a database right now. Do you recommend any type of CRM to make following up easier?

I am currently in the St. Louis area but I am relocating to the Chicagoland area, West Suburbs area, very soon. I am a newly licensed agent here in MO but I am looking to get into real estate in Chicago. I am looking for an agent that works with investors in the Chicago area frequently who could direct me to a solid lender. This will be the first property that I have ever bought. We plan to live in it and renovate over a year or so and then rent it out or sell after that time. I want an agent that knows the area well so I can buy the property right and start an ongoing relationship with a local lender.

Thank you all for your comments on this post. Kyle I really like your advice and I am working towards saving up enough cash to lift off. I just attained my Missouri Real Estate Salesperson License so I am going to be getting to work.

I am trying to figure out a way to start my real estate sales business but still be producing a consistent amount of active income until I am busy enough to live off commissions. Right now I am working a 40 hour a week job and I’m making 40,000 a year. I want to transition into real estate and I want to put in all the work but I don’t think I will be able to work my current job and get the business up and running properly. My wife and I have a two year old and I am not going to ask her to work. Does anyone have any advice or potential opportunities in the St. Louis area?

I am just about finished with my real estate licensing coursework and I am starting to look for a brokerage to join, but ideally I want to join a successful team that I can contribute to and learn from. I am in the St. Louis area if anyone knows of or is apart of a real estate team that is looking to expand. I also open to working as an assistant to a busy agent. I’m also open to any advice on what to look for in a solid team.

@Andrew Goodwin I am mainly in it for cash flow so that is not a big issue for me. Thank you for the tip.
