Thank you, Dave for replying. Yes, I noticed the range of HOA dues, surprising since it doesn't seem to be based on the price of the unit. Understandable on some with amenities they have.

Thank you, Sean for a response. My rental is doing fine. I have the same tenant for 13 years who is a single lady so the house doesn’t take that much wear and tear. I just started thinking about selling it because of the new local rental/landlord law in Concord, and there is no more depreciation.Plus, I am thinking of maybe it will be nice to have a vacation/rental home in HI too and not worry much of maintenance if the building has maintenance and manager in house. I’m new to reselling so trying to see what info I can get on line, YT, etc. 

I have a single rental property in CA which is paid for. Will it make sense to do a 1031 exchange to condo/condos in Honolulu? Zillow shows it’s estimated at $772K. I’ve checked Honolulu and seen condos as low as 250k  ( studio/condotels) to 700k. Will really appreciate any advice/feedback. Thank you much!
