@Justin Lee Taylor hey Justin, good on you for sniffing out potential deals. It might benefit you and everyone else if you laid out your numbers more openly here so we can see what you are accounting for and maybe what you are forgetting about. I'm coming up with cash flow that is about half of what you stated (which is still great! 20%+ COC annual return). Let us know how you came to $8600 :)

@Connor Kelly is there a market for this in Windsor/Ontario? It was popular back in Edmonton.

Just got quotes for landlord insurance for a SFH in Windsor and they're quoting me anywhere from $225-330 a month for their base package. Is anyone else renting homes here and have any advice? This seems quite high. Our property taxes are almost half of that a month.

I’m in Canada and looking to be able to collect rent and interface with my tenant through software as far as payment goes. It would be nice if you could enter your property taxes, house insurance, and other recurring costs so see your cash flow at a glance as well. Does anybody have anything that they’ve used for that? Cosy.co is USA only.

@Andrew Cox Oh that is great to know! It's a 5BR 2 Bath with a fully finished basement. We will start at 1500 minimum if not 1550 then, if the market will support it. That's super valuable information, thank-you for letting me know that. I highly recommend Scott if you're thinking of reaching out. I called him and within 48 hours we had an accepted offer. Next time I'm in Windsor we should connect! Should be there within the next 4 weeks for closing and tenant interviews.

@Andrew Cox I worked with Scott Innocente. He posts on here regarding Windsor regularity. I would expect no less than 1400 + utilities but i think we’ll get more. It’s in Walkerville.
