You need a correct short term rental policy. Not a homeowners or landlord policy.

Plus I feel confident that any mortgage company will send you a notice telling you to get insurance.

Any lender can do this. Doesn’t mean it’s in their wheelhouse but it’s a very common loan.

Yes, all lenders who offer conventional loan products will be able to do 10% down on Second Home. I am a mortgage broker and will just give you a heads up that your Down Payment (aka LTV) will matter A LOT right now with getting a solid rate.

Depending on what state you are looking to purchase in, I might be able to refer you! 

How about instead of purposefully trying to find the point of offending someone, you try to build good rapport with them instead as a starting point.
