This sounds like a horrible waste of $7,800. You'd be better off learning the basics and some intermediate skills on youtube alone, and then using the profits you make from taking action to purchase a better coaching program than that. I recommend you focus on just learning from free resources, taking action, and worrying about mentorship/coaching later on. You can easily make $100k or more per year without any coaching and without a fancy operation.

It's always best to be conservative. If you can inflate rehab costs while deflating your ARV, and it's still a deal then you should have no issues with landing a buyer and getting a healthy assignment fee.

County data is always the best source first. Secondarily, you can try resources like DataFlik and Audantic, both of which have a good reputation for providing quality data. 

My personal recommendation is to start with your county level data first.

You have to have a clear cut sales process and collect metrics (KPI's) to understand where the issue is occurring. You also need to be listening to their calls, and reading their texts and emails to determine if quality conversations are happening and if they are correctly following your sales process. If you don't have a strong sales process, then that's likely your biggest issue.
