Post: Estimating Rehab and Cap X costs

Hi all,

 I  am attempting to learn how to complete the rental property calculation report on here using information listed on Realtor.com. How does one determine rehab and Cap X costs?  I am in no position to purchase the property at this time. I am just trying educate myself. Any help in this area would be much appreciated.

I have searched out of state areas using realtor.com but I don't  see where they list a particular neighborhood's grade.  Where do I find that?  Any recommendations?

I think it would be more advantageous for you to keep your money in the Roth IRA. Especially since you already started one. You cannot bank your retirement on Real estate. You should have a backup plan just in case.

@Jordan Bradley If you have any debt, first get that under control. Next make connections on here and see.if there are any groups near you , you can join to make actual contacts. Good luck!

 Thanks for replying to my post.   Part-time is exactly what I am looking for. I just want to make some extra to invest with. Currently, I do not know hard money lenders so I'll have to raise the money myself for now. I see you're from Steamboat Springs. Originally when I first looking into real estate investments I looked in Steamboat because I love skiing at the resort.  Lately though I have put the steamboat idea in the back of my mind until I can get an investment or two under my belt and have some cashflow to work with.

 I attended one of the webinars a while back.  An attendee who took part in the webinar stated that they got their start in real estate investing by becoming an real estate agent. I am thinking about getting my real estate license in order to gain extra income to help with debt and grow startup money for property investments. Does anyone have any advice on how to get started?  Any pros and cons to taking this route?

@Gibran Saliba  its great that you have big dreams! It seems like anyone who is thinking about investing in the stock market, real estate, etc does.  That being said you might want to start with something small.  Remember we cannot run before we walk.   Don't jump in the deep end before you can tread water!
