It's been awhile since I posted here. We have one investment property in Kissimmee, FL in addition to our primary home in VA. Thinking about selling our primary home, using the proceeds ($189-250k) to pay off cars and RV which would greatly reduce our DTI and allow us to more easily get additional rental properties.

Very good advice, thank you. I like what you say about analyzing hundreds of deals in the beginning to get familiar with the industry and deal finding in general. I will definitely start doing that.

One thing that seems to elude my wife and I still is how we’ll fund our first deals while we already have a mortgage. I’ve been reading and listening to podcasts. Slowly beginning to understand how to use OPM but it’s still difficult to see how we’d do it in reality.

Ahh the lovely Afghanistan. Thankfully I’ve never been there. Been on too many vacations in various beautiful cities of Iraq and Africa though! Good times.

Yeah I agree we warrants are probably good for real estate in that we drive to be experts in our fields. Have you run into any particular elements that are more difficult to grasp than others?

Yeah it is beautiful. I was at a Reserve unit at JBLM for 18 years. Now I work at the port of Tacoma on Army watercraft. Hopefully by this October I'll be on active duty at Ft Eustis, VA

Hi Meghan, are you asking if you should use the name of your LLC or use a DBA name still with the LLC? Or are you asking if you should create an LLC vs just operating as a sole proprietor using a DBA?
