 Love that you're taking an interest so young! What I did when I was your age and wanted to start building capital, was I went to Costco and spent about $200-230 in Christmas/birthday money on all the candy I could buy. This is assuming you're attending public school, I also used my moms freezable lunchbag. The $200 bought me about 350 bars of candy. Go to school with as much candy as you could fit in your lunchbag and sell it for $1 a piece. Market yourself! Check with your school first to make sure you won't get into trouble doing this. Once you turn 15 start applying to ever single job that you can, then WORK WORK WORK and SAVE SAVE SAVE!!!!

What percentage of ARV do fix and flip investors typically look for as a discount for possible flips in Cincinnati?

80? 70? What do I need to know about the market to determine this? Or is it based more on how expensive the rehab is or will be?

I’m looking to jump into real estate starting with learning how to wholesale. For starters, I’m in the Cincinnati area and would love to start networking with investors and other real estate professionals in my area. I work the 12 hour night shift and am very motivated to steer myself away from my current financial situation. I’m asking for advice on how I can start with learning the in’s and outs of wholesaling real estate! How can I build relationships outside of networking events, and build a potential buyers list? Any advice at all would be greatly appreciated!!
