I am looking to purchase a small multifamily for my first house hack in RVA early 2025. I have read many books and articles on the subject, but I'd like to hear some perspectives from others who have already started their investment journey: when you thought you were all prepared and put your plans into action, what unexpected and/or difficult issue(s) came up? Did anything throw you off?

Many thanks to anyone who can share their experiences!

I am looking into getting my first house hack at the end of this year by going the traditional route and getting a multi-family. Does anyone have any suggestions for the best locations in the 804 area code (Greater Richmond, Virginia) for me to start? I currently rent in RVA, but I'm wondering if there's a better location outside of the city for me to start and grow.

Would appreciate any advice, I love hearing different opinions! Thanks!

It doesn't seem like there's too many biggerpockets members in the Richmond area, I hope I can find more because I'd love to hear more opinions from people in the area!
