I've been looking in this area for a few weeks now @Eric Espinoza and there's not really anything over $300k that cash flows as a monthly rental in SA. There are ZERO cash flowing multi family deals currently, so I would recommend looking in other areas if you are dead set on Multi-Family. I will say there are some areas that STR will work but you have to find the right zip code and use AirDNA data to figure out the more consistent locations. Good luck and it took me about two months to find the area I'm currently putting offers in for now.

I'm an engineer here in San Antonio and want to make sure you understand some of the issues you may run into. You will need to build the property finish floor elevation above the floodplain elevation. So I would recommend you contact a civil engineer and assess the land to determine if it's even buildable. I wouldn't mind helping you with that if you want some help.
