The answer to this question depends on one's goals and skill sets.

Finding a partner to cover the expenses of a live-in flip could be fun if you're handy and enjoy that kind of thing. Split the profits however you feel is fair, but remember that making the investment worth-while for them may keep that door open for you in the future. Use your profits to fund your next deal and so on!

@Dhru Das Thanks Dhru! I spent my childhood summers in Wichita. I'll be looking into meet ups soon! If there are multiple in the Chicago area do you have any recommendations on which ones to attend or avoid?

Hello, BiggerPockets!

It’s great to finally create my first post after lurking for a few months now. I thought it was important to build a foundation of basic knowledge before I came here to build upon that foundation and I am very excited to be here to learn from and contribute to the community!

I am a 20 something nurse currently living and working in Chicago, IL. I had absolutely no background in real estate or even any prior knowledge of the real estate industry prior to finding Bigger Pockets and so far it has been the greatest resource a newbie like myself could ask for.

As far as goals go… Long term I would like to eventually generate enough income from rental properties to be able to only work as a nurse 2-3 days a week as a hobby as I genuinely love my job. I would like to use the extra time to focus on building a strong family relationship with my partner and future children. In order to start working towards this goal I have several short-term goals in place that I am working on every day. These short-term goals include: saving substantial amounts of money to be put towards my first real estate investment. Soaking up as much information as possible revolving around real estate. Networking with as many people in the real estate realm as possible (this will be the most difficult for me as I am generally not the type to strike up conversation with strangers- a trait I get from my Father who has always been a “man of few words”). I am hopeful that the Bigger Pockets forums will be a great way to accelerate progress towards achieving these goals.

I will be looking to start investing in the Kansas City, Kansas area. I would like to start with a Four-Plex and house hack it.
