Thank you SO much for that detailed advice! Really do plan on taking it all into consideration.

I'm very excited to begin this journey and like the idea of going to Dallas with no responsibilities in the Bay. What's the best way to understand the market in the Bay Area and Dallas in your opinion? Also, what does OOS mean?

In February I'm starting a job and relocating to the Bay Area (NorCal) from LA (where I am now). From May to September I have training in Dallas, TX, and then will be returning to the Bay indefinitely. 

My question is, when looking at my first property to buy, should I:

  • Look strictly into Bay Area homes to house-hack (from Feb or Sept?)?
  • Look into Dallas homes?
  • Look into Bay Area homes (only) for my return there after Dallas?
  • Or, none of those options weigh more than the other, as long as I start investing in property?

Thanks everyone for your help! Super new to this and just want to not screw myself over too much on a first purchase. I hear CA sucks to invest in overall, so would anyone recommend avoiding CA for a first investment?

Just wanted to say hi to this community for the first time after finishing my first real estate book, "The Book On Investing in Real Estate with No (and low) Money Down" by Brandon Turner. Truly is inspiring me to get into real estate/ property management, get passive income, and ideally retire in 15 years! First step of many! 
Next steps (so far), type all my handwritten notes and then start reading "The Multifamily Millionaire, Vol. 1". 
Very excited to begin this journey!


For background, I live in SoCal, will be moving to NorCal next year, and so far think entering the world of wholesaling could be a great place to start-- but first, gotta network!
