Hey Jerry! You're on the right path! Educating yourself is paramount! I would also suggest establishing your network and "Mastermind" group. Going to REI meet ups or REI seminars and surrounding yourself with like-minded, driven people, will only propel you to your goals that much faster! Generally, the most successful people in the world surround themselves with like-minded, talented people. You are the average of the five people you spend the most time with!

I have heard some advanced investors call Loopnet the "garbage can" of RE deals. While some well known investors have bought properties off Loopnet (Jake & Gino bought one for $1M off asking price), most don't. Usually the pro forma numbers are "stretching the truth" i.e. higher income and lower expenses and not based on actuals. Verify with the broker via a T-12 and rent roll. Also these properties can be in C/D neighborhoods (low appreciation) or areas with high turnover rates causing high expenses.

Hey Michael! Not sure what type of “help” you are looking for but there are two types of investors, active and passive. A great way to start investing while also learning is investing in a syndication with a reputable company! Hope this helps!

Hey BP, I’m looking into purchasing a 33-unit MF. The owner only wants a cash purchase. HM lenders want more down than I can afford. The owner also doesn’t want to do owner financing for some of the down payment. Any other suggestions for financing or am I SOL? Thank you!
