@Elizabeth Wilson The purpose of the question is, if I am looking to wholesale as well as being a realtor, do I need to advertise that in my marketing? That includes business cards, online marketing advertisements, fb ads, etc.

Example: I post a fb add saying, "sell me your house, I buy them cash" 

Do I need to put, "Sell me your house, I buy them cash, I am also a realtor"

Hello all!

I want to make this post short and to the point so excuse me if it sounds rushed.

I just got my license from the State Department (In PA/Harrisburg) and I wanted to know how I should go about advertising my investors business on bandit signs (all forms of marketing if applicable).

I know I must disclose my license when buying; my question is about marketing/lead generation.

Do I need to disclose on my bandit sign that I am an agent? Or can I follow the typical, "I buy houses 1(XXX) XXX XXXX // Fast Cash Offer // 30 Day Close". Do I simply need to write it on the purchase contract?

I was planning on starting another business for my investment as to keep that side of my income separate from my license income. These two business would work together but would not be together.

I think the potential lies within the block-chain technology and not really the coin itself. Sure, Bitcoin, has the sexy-sweet name and it was the first of its kind...but it has flaws. It has high transaction costs (for crypto that is). The block-chain is tangible in that it is a random generation of numbers and that generation of numbers is unique to the coin that people hold...that gives crypto a very bright future. The reason why crypto-currency is such a hit right now is because of the possibilities it hold for the future of the world. Never before has there been a global currency and that solves so many problems. I really do not want to get into the specifics but just think about it:

There is no longer a currency exchange.

People can exchange with each other, where ever, whenever, and it is instant.

NO REGULATION

There is a very large community that believes in these principles on Reddit and it is growing by the day. I highly recommend checking out what they have going on over there... and to answer your question about today. I was watching CNBC today as the run began; before the trading platform crashed. All they were talking about for 2+ hours was Bitcoin and sure enough it ran. That and somebody moved about 14,400 BTC which will always cause market fluctuation.

I was wondering if anybody had any tips that they use to successfully put a house under contract when looking to assign the property!

It could be certain phrases, techniques or even methods that you have personally used; I am just looked to broaden my knowledge of how to turn nothing into a signed contract.

Any other Tips or Tricks are welcomed as well!

This deal fell into my lap the other day as I was talking to my mother. The house I grew up in is currently going through foreclosure. As I was talking to my mom about the house she mentioned that the house directly to our left and right have just put up for sale signs. 

All three of these houses can definitely use a cosmetic lift and some more so than others.. but my problem lies in this opportunity. I ran the numbers and can see a very large profit from rehabbing all three of these houses. They are all under the average price point for the area and being that all three are in a row I can see this being a very undervalued project.

Where do I find someone who will help me finance this? I am just a newbie in this business and do not have the hard cash to finance something like this myself. I have a team in Philadelphia (where I live) but no one has this type of cash. I would hate to see this opportunity be passed up and the houses sell as is.

I am in no way an expert in this field, this is just my opinion.

Option 5 sounds the best to me because the "mailbox money" is always nice to have every month. With the option to sell the note and quickly gain cash I can see that being very beneficial especially if you plan to reinvest. The bank does not care how long it takes to get its money so by selling the note to them, it turns into a win-win-win. 

That is just what I would do personally. If you have 10/10 tenants that are not destroying the property then give it a few months to collect your "mailbox money" and in the meantime do some research on your next project. When the time is right, cash the note and jump into your next investment.

@Brent Coombs okay I see what you are saying. You're saying that because I own the mortgage I already owe the bank 80k. I get it now.

here is a different scenario. Lets say I own the house outright and have no mortgage payments to make on the house; it is mine. I find someone who wants to pay me, instead of the bank, can I then sell that note to the bank so that they can collect rather than myself?

@JD Martin thank you for the questions, they are definitely something I will be thinking about and are very true.

@Anthony Dooley those are some good ideas, thanks for the input, I have been working with a few landlords over here that I have rented from and they seem very open to the idea.
