Would cost less money and time to do a mentorship than go back to college for 3 or 4 years n pay tuition.

Hey guys im looking for whichever best new construction bootcamp/mentorship programs you guys think is best. Ive heard of a guy named Jerome Maldonado. If anyone has taken this mentorship please let me know!

And if you guys have any feedback on any new construction mentorship programs let me know also. I would so much appreciate it. Im trying to turn my life around.

When i ask for advice for what tp dp with a tenant who skipped out on rent, i get the same bull. You know why? Because were all a bunch of powerless landlords. Here what people say:

it costs too much for an attorney to be worth it, try to go to small claims, just move on, u should have picked a better tenant, next time make a stronger lease.

well to hell with yall and this dumb advise because everyone of us knpws we cant do jack.

if u win in small claims, u gotta go collect. Well mpst of u tried that. Garnishing wont work if they change jobs or u dont know where they work in the first place.

just moved on n pick a better tenant? Kiss my ***, some tenants r good but they leave without notice anyways cuz life happened. 

stronger lease? Kiss my *** again. Whats that gonna do?

you knpw what im gonna do from now on? Im gpnna stop being nice, and charge everybody an arm and leg to mpve in so i get higher quality tenants. Charge them $250 nonrefundable pet fees, make them pay for landscaping and pest control and take their security deposit for every little thing they do.

cuz im sick of landlords getting effed all the time. Tell me im wrong. Tell me not one of u has seen a damn dime from winning at small claims.

As far as garnishing wages... Can credit card companies, auto lenders, or lenders for real estate garnish wages? No, they send you to collections and repo the item if they can. It is up to YOU to decide who to rent to AND what measures YOU put in place to protect your asset.

If you hate win/win you probably want to have a PM in place so they can negotiate on your behalf. Life happens and people get sick, lose jobs, and have unfortunate circumstances trust upon them. 


 Okay. But whats a pm gonna do? They cant get money from the tenant either. All they can do is update you on the sitiation. And ill look after my prop better than some pm.

 Like what repurcussians dude. All anyone says on here is that we need to look for a better tenant cuz we landlords cant do a damn thing to get money back
