Hi all, I recently began considering creating small listing pages that can be accessed by scanning the QR code on the sign outside of inventory. I made this page a couple of days ago and would like to get some feedback from the community as to how I can improve the presentation, what key information is missing and where are some places to publish the links aside from the sale sign to increase visibility.

I’m Josh, a real estate investor (land banking) who started my journey in a small town in Oklahoma and moved to Mexico in 2012. I used to be active on here (BiggerPockets) around 2009, and wow, how it has grown! I thought this section would be the best place to start the reintegration process. I currently hold a 141-hectare mixed portfolio of land in Tulum, Quintana Roo, and Mérida, Yucatán. My focus is mostly on land banking, a convenience store, and, more recently, providing judicial services for a select handful of foreign investors. The land market here has really taken off over the last 10 years. Tulum grew from 28,000 to 49,000, received an airport in December 2023, and the greater area is now projected to reach 410,000 by 2035.

I am now interested in setting up some cash flow concepts on certain plots of land with natural features and strategic locations. These are small projects with quick turnarounds, geared towards operations that are within my capacity to manage, providing passive cash flows for investors who want to make a small entry into this region. I have two concepts in mind: one leverages lakefront property through an ecotourism pop-up glamping concept that’s geared towards long-term evolution into a small housing development and lake club. The other project aims to generate income through entry fees to cenotes and nature trails. Both are located less than 5 miles from the airport access and within 3 miles of each other. Both concepts start small, with less than $200,000 needed for seed funding, and have 90- to 180-day investment-to-market operation turnaround times.

I’ve been considering memberships, crowdfunding, or just seeking a single investor, or maybe two. I’m not sure where to start to build traction, so I’m looking for a little guidance and certainly aiming to expand my network. I’m open to all options.
