@Jim K. I like how you think, I will be contacting Home Depot ASAP. The company I was planning to get windows from say that all the window companies are struggling to keep up due to covid and a lot of homeowners are at home wanting to do upgrades to their homes during this time. They claim no discount can be given because I was quoted their best price already (11 windows for $4,600)

I have ran into a bump in the road on my first rental property. I need 11 windows replaced. The window company is telling me they won’t have them installed until March (12 weeks) long wait time due to covid and holiday season. Does this wait time sound reasonable? Would I be better off getting some replacement windows from Home Depot to cut that wait time down? The longer wait time will add up in extra holding cost I did not expect to have. Any advice and input is greatly appreciated!

@Mark Sewell no it's not with your company. So do you offer loan terms to a LLC? My personal credit is above 750 but I have no assets in the LLC with no previous experience in real estate besides purchasing my primary residence.

@Kaelyn Motzel I have thought about that scenario and I would love to go that rout but when I go to refinance I'm concerned I won't be approved for traditional lending for better long term interest rates. A bank will not lend to my LLC, or would they? Putting it under my name is not a option at the moment.

Hello to you all. I'm looking to purchase my first rental property in Houston, Tx or surrounding areas. I have been looking into hard money lending as conventional lending is not a option for me do to my high DTI. I found a hard money lender that will work with me. They are offering me a fully amortized 30yr fixed loan at 6.25% interest rate that I can put into my LLC instead of my personal name. The problem is they want 30% down payment. I feel like that's a high down payment but then again I have no experience at all with this. Does this sound like a good hard money loan for a first time real estate investor? Any advise and feedback is greatly appreciated!
