One of the best BP episodes ever! Definitely going to give this a few listens. Rock explains how understanding ROI is good, but investing in your 'inner game' is where the real returns are.

@Ryan Keenan why season your line of credit in a bank account at all?  I don't see any point to this.  In your example you said you had 25k in your personal savings, and you planned on putting down 25k for a downpayment, and having a 50k line of credit.  Why not just pay your 25k downpayment with your personal savings, or pull out 25k from your line of credit to pay with?  Seems to me, that taking money out of your line of credit to 'season' it in your personal bank account is simply going to cost you money.

  • Are investors required to be accredited?
  • What happens if all the units aren't sold?
  • Have you been successful with this type of venture before, or is this the first time around.
  • What are the major risks?

@Chris Tracy I'm here in Bowling Green, KY.  It's a reasonably small town/city, and you'll find that brokers will end up knowing just about everybody in town.  If you would like some boots on the ground, I'd be happy to help with anything I can.  I don't have any inspectors to advise you on; as, so far I'm still suffering from (or probably enjoying) DIY.   There are several roofing companies in town that will give you a free estimate.  I've met DC, of DC roofing and he will do free estimates, and he's also involved in real estate investing in the area so I'd look him up.  DM me if I can be of any assistance. (also be sure to check the planning and zoning maps to verify you aren't a flood plain)

@George Kahari Don't be embarrassed to ask, that's what this place is for.  I sent out the mail in the form of physical post cards.  I sent to houses that I had driven by and created a list, and then pulled up the owners address from the PVA.  

@Sai T. I wish I had an interesting update to provide.  I committed the cardinal sin of not following up with more mail.  I am ashamed, and will rectify this situation.  The calls I received were fun to take, and ultimately none of them were qualified motivated sellers (meaning they were willing to provide a generous equity stake to allow me to close the deal).
