Thanks for your input here! I'll check out West USA and HomeSmart. It sounds like they'd have to be comfortable with my property management activity as well, so I'll be sure to look into that.

@Will Fraser I should also mention that my plan is self-directed growth and development. I don't need that from a brokerage.

@Will Fraser Thanks for the insights! These are the things I entrusted to my partner, haha. I thought that might be the case but honestly wasn't sure! 

I did have a broker friend of mine in mind who owns his own brokerage, who I have a lot of work history with. It sounds like my options are limited and I may just need to make something work with him or another brokerage I already have a relationship with who feels comfortable with that level of partnership. 

It's actually quite rare that we have anyone stay for 30 days or more. In fact, it has only happened 3 or 4 times in the lifetime of the business. I have been able to take advantage of the fact that stays under 30 days do not require a license. I don't doubt that rule will change as well with how explosive STR's have been.

I have been managing short term rentals with my partner who had a license (we have houses in Phoenix, Scottsdale, Tempe, Mesa, and Gilbert). He went a different direction, so now I'm looking to get my license in Arizona to support my STR business. I will probably have maybe one or two sales per year, but I will mostly be using my license to support my STR business for the occasional 30+ day lease.

Now I need a brokerage to hang my license with. 

I'm looking 1st for who has low or zero monthly expenses, and second for maintaining as much of the commission is possible. Free education is always a plus.

On the other hand if the environment proved to be really helpful to growing my STR business either with referrals for single family homes to manage or the same with multifamily, I'd throw my other priorities out for the opportunity to be around the right people.

Any recommendations?

Post: Buying REO from US Bank

I'm trying to buy an REO that's currently listed from US Bank here in the Phoenix area. I'd like to work directly with the bank (I have experience purchasing preforeclosures and have had to deal with banks in the past). Does anyone have any advice on how to deal with them or a phone number to reach their REO department and get on the phone with the right person?

She is well behind on both her credit cards:

Chase Bank: 12k

Capital One: 4k

Chase Bank has already offered her a 6k settlement. Capital One has a judgement

Any advice on how to get a hold of the right person, and what kind of offer to put in?

I came across a deal knocking doors on the pre-foreclosure list, and in negotiations with the seller, she wants enough money to pay off all her debts from the sale of her manufactured home. In order for this deal to really be a win for her, I need to pay off her debts. In order for it to be a deal for me, there needs to be more margin than what I'd get paying enough to settle her debts.

Here are the numbers:

  • 45k ARV
  • 5k Rehab
  • 15k home loan
  • 12k credit card debt
  • 4k car loan debt

The clearest way to both help them out and make enough margin for me is to get third party authorization and negotiate down the credit card debt. However, I've never negotiated with a bank. I haven't talked to the homeowner about this yet, so I don't know if/how far behind they are. Without knowing this important information, what is the best advice you have on how to negotiate with the credit card company, and what I can expect them to come down to?
