@Nathan Hughes I think that a collection of these post is what you need to look at. Different practices work for different areas. I would say a quote for the larger items and time & materials for the others. I am looking for a good handyman for my rentals here in Tulsa as well as small flips if you are interested. It is not massive, but it is around 10 properties that I need things from time to time. Also, some flips on different properties as well that I GC.

@Justin Meek I have heard good things from the Wagoner area, but I do not have any personal experience in the area. Someone from the wagoner area on BiggerPockets should post soon. Another thing that you could do is call the local apartments in the area and ask what there occupancy level is. If it is over 85%, it means there is a lot of interest in the area.

The Tulsa Real Estate Association meets once a month as well as having two lunches that people attend. Look there info up on Facebook. I was also wanting to get a monthly BiggerPockets investor meetup going again, if there is enough interest from everyone.

Thank you for your replies @James Wise, @Jorjio Hopkins, @Kristopher Hanks, @Jill F.. You input has helped me out quite a bit. So far, I have personal votes and yours that go as follows:

Rentec Direct: 3 Votes

Buildium: 3 Votes

Cozy: 1 Vote

Simplify Em: 1 Vote

My thoughts is that the best pricing and can do quite a few things from online rent payments, owner payments, vendor payments as well as online tracking of repairs and work orders is Simplifyem.

I believe that the best bang for your buck is Renttec Direct because of there system do everything that simplifyem does, but does not charge you the extras as well as having access to the zInspector app. It is almost like having the Buildium software for a cheaper price.

Buildium is by far the best software for things that you can do with it, but it comes at a cost. Like a $99 setup fee for a bank account etc.

Let me know if you have any more votes. I am trying to figure out if I am thinking correctly on this software.
