Hey BP Community!

Quick question: We are currently selling our townhome in Littleton, CO and hoping to do a 1031 with the proceeds. Is it possible to do a loan from a family member that would still meet the 1031 guidelines?

Hey BP Community!

I am currently selling our rental in Littleton, CO. During inspection they found a small leak in the wall behind the sink. I immediately had a plummer come over, open up the drywall, and repair the leak. There was a small bit of mold that had formed where the leak was. We are having some specialists coming out soon to remediate the mold; however, we just found out the appraisal is tomorrow and the drywall and mold won't be repaired yet. My assumption is the appraiser will understand that this is being repaired and remediated and can hopefully see past this; however, we all know where assumptions will get us. Any suggestions here?

A massive thank you to everyone's response! You all have provided great insights and have allowed me to consider alternative options I hadn't originally considered. I'll be reaching out to the tenant today to discuss options that we both can agree upon and be a win-win for both parties.

Hey BP Community,

I own a townhome in Littleton, CO (Jefferson County). My current tenant has bought a home and said she is moving out at the end of this month (September). Her lease is not up until the end of November. Instead of re-renting the property, I’ve decided to sell it. Is the tenant still responsible for the lease until we have closed on the property (or the lease expires, whichever is sooner)? Or is the tenant no longer responsible for the lease upon listing it?

Any guidance here would be greatly appreciated.
