Personally, I'm not a fan of any type of special IRA/retirement vehicle for real estate investing. The only reason I'd say to utilize an IRA is if you ALREADY have one opened and have been using it to invest in your traditional retirement vehicles like stocks and mutual funds. In which case, you may be able to transition those existing funds into real estate. Not sure the exact specifics on how to do this, but I'm sure a retirement planner would be able to assist you.

Real estate investing has enough tax shelters and advantages as it is, I do not see the need to complicate things by opening a new IRA to do so. I like to keep my cash as liquid as possible for investment opportunities that may present themselves. But to each their own.

All states have cash flowing properties. You just have to find the right deals and areas within each state.

@Jim Vanhorn @Scott Mac The toilet in the unit above is leaking. The toilet is very old and I am thinking I'm just going to replace it. Would you guys install the new toilet yourselves or have a plumber do it? It looks like a fairly easy thing to learn on YouTube...

Tenant just sent me this photo of his ceiling. Says it’s leaking a bit. This is my first rental and I’m trying to get an idea of how to repair this. Is this a type of fix I can do myself with basic Home Depot materials or should I bring in a handyman?

I have no experience with this but if it's a basic fix, I'll YouTube it. Just trying to get an idea if it's something I can fairly easily learn, as I have no real frame of reference.

I learned the most about business and investing from one of Kiyosaki's other books that Josh did not mention called Cashflow Quadrant. I would buy that book and read it if you haven't already. 

If you want to pay an institution to teach you how to be a good little minion working for somebody else and owning nothing when you graduate, then you can go to a college. For some folks at age 18, it might be the best option at that time, others it may not. What I am saying is that it is not a necessary prerequisite to becoming a business owner and/or investor therefore it is definitely not the best investment one could make in life. 

"People who cannot control their own cashflow work for those who can." 

 It's borderline criminal what the government does to push college and student loans onto young adults when they get out of high school. Now we have these ridiculous calls from our government officials for "free college for all!" It's great for the government and corporations. 4 more years for the government to brainwash young people, and corporations keep a steady stream of minions with hundreds of thousands of dollars in student loan debt to ensure they remain in the corporate system for the next 30 years.

Nobody questions this system. We need to incentivize young people to explore alternatives outside of the traditional college route.

I learned more about business reading Rich Dad Poor Dad than I did in 4 years of taking business and finance classes for my undergraduate degree. Nobody should be going into debt to get a college degree. Most entry-level jobs college graduates take can be done by high-school dropouts.

 I just stumbled upon it one day online. Glad I did. Have you read it?

It's funny you say that, Zerohedge is my go-to news website. People dismiss it as full of conspiracy theories, but I find the reporting is better than anything I've ever seen on fake news CNN or in the NY Times.

 Now we have a bunch of PhD's who've never run a real business, or even worked in the private sector, managing our monetary policy. Insanity.
