Does anyone have investor friendly contractor recommendations in the Hartford CT area? Looking to purchase a BRRR and willing to take on some of the work myself but will need to hire out the bigger jobs like drywall, roofing, floors, etc.

Hi Brent - Welcome! I am in no way an experienced investor but a great book to read is Brandon Turners' Rental Property Investing - He goes through 6 or 7 strategies of finding a deal. I "drive for dollars" to look for any house that looks abandoned/neglected. I'll take pictures and mail a handwritten a note to with a picture of the house to the owner and ask if they're ready to sell. Brandon goes through the scripts and techniques in more detail in the book.

I'm looking at a commercial building for sale in Eastern MA that's being advertised for Owner Use - i'm guessing they want someone to finance it with a SBA loan because only 1 of the 3 spaces are currently leased and the building needs some help. In CRE world I dont believe the building would appraise seeing as its probably in the red (could be wrong). There's lots of potential seeing as it is in a great part of a nice town. Has anyone ever used a master lease agreement to turn the property around or seller financing?

New agent and aspiring investor here from the Hartford area! I have a background in finance and have been working in the insurance industry for the past 7 years - looking to make a shift into real estate, which has always been an interest of mine. I've read a handful of the BP books, listened to podcasts, ran numbers and am as ready as I'll ever be to acquire my first investment property. Any tips for a newly licensed agent looking to build up a business and/or investor much appreciated!

Filipe Pereira that's a great summary of towns in the GH area! After renting in West Hartford for a couple years it's tough to accept its not ideal if the goal is cashflow. 

I'm also on the hunt for my first investment property and have been focusing my search on primarily off market properties. Has anyone had experience with the BRRRR strategy?
