I have 5 rentals in the Austin area. 1 in Austin, 4 in Jarrell (up north).

Does anyone have any good property management companies they've worked with?

I am currently evicting a tenant.

By the end of the process they will owe me 6k in unpaid rent and 1.5k in legal fees.

Does anyone have experience in Texas with collecting unpaid rent and fees?

I'm trying to find options, things I am thinking are:

- Try to convince the tenant to pay all or a portion of rent

- After a judgement is made, go to collections agency to get funds

Are either of these options likely of success? Are there other better options?

It is dirt because the home is a new construction home and I haven't done the landscaping for it yet.

My house was just built in Phoenix AZ, the yard is currently dirt.

My tenant is wanting me to put in a patch of artificial turf so her kids can play and what not.

I know of other landlords in AZ who will put rock back there.

The rock is about $1,100; the rock + turf combo is $3,100. 

Does anyone have advice here on what I should do?

Is there any reason for me to do the rock + turf combo?

When I said pay for lodging, I meant I am basically not charging them the rent for these days (sort of what you are suggesting)

I just asked the previous tenants if they have seen roaches and they said yes.

Yes I had someone do a walkthrough. Apparently these cockroaches typically only come out at night though, which is why they weren't seen.

I still have the deposit, however I also had to replace the carpet and repaint. So if I have to pay for a week of lodging for the new tenant + new fridge/stove + the things I already mentioned it would definitely be higher than the deposit.

My tenants just moved out. When the new tenants were moving in, they sent me a video of cockroaches in the kitchen sink and other areas.

My new tenants didn't feel comfortable living there so they are staying somewhere else until the problem is fixed. (I had pest control come by asap).

Pest control said fridge and stove may need to be replaced, and I'm guessing I need to pay for the new tenants to live somewhere for maybe a week until the roaches are gone.

Is my previous tenant liable for these costs? Like the fridge/stove/pest control, since they did not tell me about this and it became worse?

I'm not sure how to navigate this situation at all. Would appreciate help.

I was wondering if anyone had any recommendations on accountants who specialize in real estate in Seattle, or advice on how to find a good one. Thank you!
