@Lauren Davis Thanks Lauren! Do you have any tips for finding a partnership? This is the route I would prefer, or even just a mentor, to get to know the business from the inside because I can only gain so much from podcasts!

I have always been bad with money and just recently started realizing how bad I was. I will check out the total money makeover right now. Thank you guys for the advice.

 Appreciate the quick feedback. I understand that is important but at this rate, I may never get out of it. I am trying to find things on the side to do for me to make some money but am not having the best luck. I was hoping there may be other options and a place for someone who is willing to do the work.

Hey guys,

For the last few months I have had this burning passion to get into real estate. I have bought a few books and listen to podcasts every day. I have always dreamed of owning real estate but for some reason was content with machining for far too long. I am mainly looking for some guidance with a few things, or some help in any way I can get it. 

Money is my biggest worry. I have about 10k credit card debt and a 35k student loan. I feel like my main focus right now should be to pay the cards down to get my credit back up to a respectable number. I have heard that some banks may lend me money to get started but I find that highly unlikely after just buying a house for myself and maxing out a credit card. I think my best bet would be to find someone who will let me shadow them and even do some of the work to learn the ins and outs from in the field and not just these books. 

Should I get my RE license? If so, where is the best place to get it and does it matter?

Any help and advice appreciated! I am sick of being broke!

Hey BP people!

So happy to have found this community and excited for the future! I am a big fan of the real estate podcast. 

My name is Josh Carlson. I currently live in beautiful east-central Minnesota where I just bought my first house! I am 31 years old and I am coming into my 10th year running CNC machines. I enjoy machining but I am pretty much maxed out when it comes to hourly pay without going into an office position which doesn't interest me nor seem likely. I desire to do something more challenging and rewarding and I have always dreamed of owning real estate.

I am coming into this journey with newly found ambition after losing over 130 pounds and counting! I have a new view on life and I am more motivated than I have ever been. I am here to learn and gather as much information as I can.

 My ultimate goal is to passively maintain rental properties through retirement, which I understand will take a serious amount of work for decades. But my first step is to pay down some credit cards to get my credit back up. Then, I want to start flipping houses, doing a lot of the work myself. I have helped family flip houses in the past. Just enough to stop living check to check and start putting some away for an eventual rental property investment. These are my focuses right now, starting with working OT until my debt feels more comfortable. My most worrisome part coming into this is the money aspect. I don't have much and I am in a moderate amount of debt (40k) which includes 30k in student loans. Oh, and a spending problem!

I would really appreciate any advice, feedback, warnings, anything you got, I want to hear it. I am all ears and will ask an annoying amount of questions to an open ear.
