As a wholesaler you find the deals directly through the seller.

As an agent you may find deals for your clients through wholesalers or even other agents. ((Example: Contact a listing agent who has listed a home with little or no equity.  Ask if their client would be interested in a sub-to deal (you may need to explain this) and put the deal together.))  How about buying a property directly from the listing agent and representing an end user.  Tie the property up, market it as a wholesale deal and earn 2 commissions.

Happy monday! Monday funday!  I have a team looking to do a syndication deal. We are finalizing our buy box this week.  Would like to know if you or someone  you know who might be potentially interested in being a part of it if the deal falls within your parameters!

 Crowdstreet has traditionally had the largest # of deals to choose from (although at the moment has just a handful). This can give an investor an idea of the variety of different asset classes and strategies, and allow them to come up with their own unique due diligence criteria.

Another one that typically has a large number of deals is 1031 crowdfunding.com. Even if an investor is not doing a 1031 exchange, it can again be helpful to look at all the different deals to get an understanding of the market.
