Is this event always at the same location?

Hello all! Thanks in advance for any advice. 

We are roughly 2 months into our first attempt at a development. We have 70-80 acres (may keep 2 of the lots ourselves) in central texas on a lake here that we are clearing. The land is very flat, it was thick with cedar but we have it cleared down to roughly about 10 acres left uncleared. Several lots have great lake views, several other lots will have decent lake view and most lost will have great trees.

Our original plan was to clear, and create a gated community and sell the lots individually. However after speaking with a few of my friends locally, they brought up selling to builders instead or even finding a bigger developer that does it all in house. Regardless, I know from local comps and what we have seen so far we would nearly double the money if we kept and sold to individuals, but this is our first go so just looking for some insight from anyone in this area. We aren't opposed to any idea that is realistic, we aren't in a hurry either.

In short i guess my question is, if you have done this before, do you recommend finding builders/developers and selling of multiple lots or the whole thing or stick to selling lots individually?

Hey there! So I am looking to try and build capital through doing a few small flips. How do most handle avoiding paying taxes profit, so that it can be used on the next property? I would be really interested if there was a good book on this that anyone could recommend and i'll gladly read up on tactics that way ::) Thanks again!

Hello everyone! Discovered BP about 3 weeks ago and have been obsessed with the podcast since. My wife and I currently have a single duplex and out primary home. It was originally just a way to live for near nothing (we house hacked) now we’re ready to make it path to financial freedom one day :)

We are close to the fort hood area in Texas, and i can’t wait to find some local groups to meet like minded folks!

Hello everyone! This is my first time posting here, I have been following bp for a month or so now and have been trying to work on running numbers and getting comfortable with my market here. 

My question is, i have found the property in this mock deal ( If I have missed something obvious in this report, i apologize, this is number 6 on the practice runs :O ) This duplex is listed as a pre-foreclosure/auction deal. I am curious the process someone with more experience would use. Would you reach out directly to the owner of the property and maybe attempt an owner finance to take over the note and keep the owner from loosing his home or would you try to find a realtor and purchase through the foreclosure process?
