thank you! How do you calculate the 10 to 12 percent interest on a monthly basis for what most hard money lenders want? Ive never used hard money before

maybe its best for seasonal flipping and buy and hold during winter months.. ever used hard money lenders? Im trying to figure out what a 10 to 12 percent interest payment would look like

hello everyone out there in the investor world. I have flipped a great deal by accident with home i lived in. It wnded up getting me hooked, but I feel it was lucky the way it all happened. My goal is to flip but along the way buy and hold for long term as well. Im looking for hard money to help with funding and what terms we will be working under. Also my big question as well is how well does the flipping method work all year round such as during winter and cold months. Does it become a mess trying to resell after flipping? Thanks for any feedback!

if Im going to flip houses, my banker doesnt seem to give fixed rates unless its in my own personal name. anyone else had this issue? shouldnt I have an LLC to protect myself?

thank you for the info man! Im trying to get my first so its very nerve recking and im trying to think worst case senario. I would offer lower and make it known why but also try to make it easy as i will pay closing costs and realtor commisions and close within 30 to 45 days. I know seller is motivated because owner lives in texas and im in indiana

hello everyone! Im looking for some good advice on my first investment. I have been studying real estate investing and my market for almost a year now and im very excited to make my first move. I found a triplex in my market of evansville indiana and its worth 125k. Im looking to make an offer at 70k. It would cash flow about 500 if i manage it and return on investment would be 25.64 percent. The place in nice woth no repaires needed. Only concerns is that tenants take their own trash to dump and all houses around are nice except house next door is like a junkyard. Also its about a 45 to 50 minute drive from my house. Anyone have some advice on this? Am i over reacting? Th
