Can anyone recommend a Real Estate Attorney or Title Company that is 'investor-friendly' located in the DC metro area? Specifically one capable of drawing up creative financing contracts (lease options / subject to wraps).

Also looking for residential mortgage loan originators (RMLO).

Does anyone know the exact Smoke and CO2 detector laws for an old 3-unit multi-family in Baltimore City? I want to be prepared for the O&U inspection, but I can not find this code listed anywhere, and when I call the Government I get different answers depending on who I talk to, such as: 1) Need hardwired interconnected system, but the detectors in the units can be battery operated. 2) Need hardwired detectors in each bedroom and common areas, but they do not need to be interconnected.

Hi @Michael Julian, I'm in the same situation right now. I listed my DC apartment a few days ago and already have over 90 leads! Many are asking for 2 years lease and seem ready to sign the lease without even seeing the unit. 

Just curious if you have any more tips with regards to leasing above the listed price? Did you politely express to your top pics that they could bid more if they wanted? If so did it work?

Can I ask what everyone ended up paying for a complete flat roof replacement? Demo of old roofs (3-4 in place now), replace rotting wood planks as needed, light siding work, seal up old chimney & skylights, replace gutters/downspouts, and install new roof covering? 

The BP estimating rehab book says $400 per square, but so far the few contractors that actually produce a bid are quoting between $820 - $1120 per square.

This is in the 21217 neighborhood with a total of 22 squares, three story apt with easy roof access.

I'm writing an offer for a property that has just begun the eviction process, but not yet to the point where we can call the sheriff to physically evict. Just curious if anyone has ever been in this position? If so did you just require the seller to provide permission to act on their behalf and continue the process while under contract? Assuming that this would be legal in my state (Maryland)?

I don't think the seller is interested in dealing with it any more, and even with a vacancy contingency I don't want to get it under contract just to find out I need to keep pushing back settlement and/or eventually back out because they haven't moved...

Derek, What did you end up doing? I'm looking a purchasing a multi-family but have recently learned that all three tenants are delinquent on rent. Seller says he has filed the first step for eviction but I haven't seen any paperwork proving it yet. So I'm considering having it delivered vacant or at least all caught up on rent as a contingency and could use some advice.
