@Ryan Thomson thank you for your feedback. The other side is I'm finding that true duplexes are beyond my budget around here. So I've shifted to looking for an off-market single family with the possibility of adding an ADU in some form.

@James Hamling thank you for your feedback. At this point I don’t see any upside to bringing on a PM for 1 property. But I know there are benefits as I scale my business.

I've been doing some driving for dollars and I've gathered a decent list of properties I'm interested in with owner's names. I'm really trying to dig up some deals in this tough market. I'm embarking on my first direct mail campaign and I'm looking for some advice or tips & tricks. Where did you find success? What would you avoid? How did you keep costs down? Any input or feedback on a direct mail campaign would be greatly appreciated.

Quick and simple 2 questions:

1. What are recommended routes of creating lease documentation? I'm assuming I will need to connect with an attorney. Any insight on that process would be helpful.

2. Where are others having success posting rentals online? I've seen some of the options out there. I want to know which ones are working. 

Would appreciate more localized or MN-based feedback. And any referrals for both of these questions would be greatly appreciated.

Hello All,

I'm relatively new to the community and real estate investing. Hoping to learn a lot here and I appreciate all of the comments I've been reading through on other's posts.

Quick question: I'm looking to buy anything from a duplex to a quad in my local area (Twin Cities, MN). Whenever I'm looking for these properties on the MLS they seem to only have 1 of the units for sale as opposed to the entire building. I'm curious if this is the trend everywhere or if this is a localized thing.

It seems like I've read about many people around the country having no problem buying the whole property, but doesn't seem to be the same here.

@Chris Davidson thank you for your feedback! Unfortunately I already used up my FHA loan on my first property. Sorry I'm trying to stay up with all of the lingo and acronyms in this world. SMF?

Also unfortunately I was in a lot better financial position about 4-5 months ago before my divorce. And lost a lot of money to legal fees. So maybe my timing is just off at this point.
