@Andrew Gingerich thank you for the information. The goal is the house hack live in a single family or duplex for a year but duplexes are hard to come across in Memphis. Thank you for the information

I am a beginner in real estate investing and I am wanting to get my first rental property in Memphis, TN. Looking in doing a 203k loan/FHA. What would you guys recommend for a first time buyer in a rental property and what is a good area in Memphis under 150k?
