I use smart move myself but because I charge a non-refundable move in fee I cover the price of the smart move.

I have a place in South Shore myself and I have zero section 8 in my building. As Jay said what you end up doing is conforming to them and I manage South Shore very different than I manage Logan Square. What I've found is that showing your face around the building often helps, also opens lines of communication.

I used Joe Dunford from First Choice Inspectors who did a fantastic job going through my 6 unit building in south shore. Reasonably priced and thorough inspection report.

Hi Maggie,

With the information you have it makes me wonder what kind of zoning the property is, a legal apartment in Chicago has to have two points of egress. If I'm reading this correctly you're saying there is only one point of egress to the main street on the front of the house. If you'd like to legally rent this place out the zoning is the first place to look and you can find it on the county assessor's website.

Hey Art,

I'm just finishing going full circle on my first investment property and I'm a buy and hold guy myself. The only reason I'm listing my first one is because I'm in a deal with someone else on it and that partnership isn't working out. As I'm sure you're aware the greater the risk the greater the reward. I've racked up credit card debt myself in order to finish a property but I run the numbers time and time again to make sure I'm not getting into something I can't get out of. Trust your numbers and have faith.

I'd agree, there's not nearly as many properties where you can get a good bang for your buck. I find this particularly true in what most would have deemed up and coming neighborhoods such as Logan Square and Avondale.

I've used RMB heating and cooling to do all new forced air unit as well as all new duct work. Very reasonable prices and they do work in the city as well as the burbs.

I've used RBM Heating and Cooling and they've done a fantastic job for me. My project included all new duct work and new forced air furnace.
