Im new at this... when i see a reseller’s tape and find a non performing loan that interests me, how do i determine a proper buying price?

Not easy to find under market properties for sale here in miami or broward counties. I want to know how to buy a foreclosure or pre-foreclosure in order to buy under market. Anyone know where i have to go, the process etc?

@Paul Reiland hi Paul. Im sure your city/county has a zoning department. This is all online. Look at the zoning map on their website and see what its zoned for. Once you know current zoning, then do a search (on the city/county zoning planning website) for your particular zoning and see what is allowed. Once you know what can be done with the existing zoning, you can plan out what you’d like todo. The building dept. Also has the set back requirements.... eventually you’ll want to get an architect but these are things you can do that wont cost you anything.. my $.02 good luck!

@Cesar Gamarra i would say use CoStar because they have access to it intl and domestic. Id like to see what others say, i have a property also that id like the intl community to see since they are the main buyers out here in SoFlo

Hey folks. Just wanted to pose a question to the seasoned warehouse/retail landlords in Florida.... ive been trying to find deals whereby the rents are below market and i could renovate and re-lease at market rates in order to obtain the good return (better than the meager 5-7caps. Ive been looking at these listed properties on co-star and have found that the properties have already had the value added OR the data the broker has is completely false and expenses under stated etc. Anyone have any suggestions as to how to find deals? I also understand i have tons of competition. Do i wait it out until properties hit the market at reasonable prices? Is Costar where all the passed up assets go? Would like to hear from the folks that actively do this....
