My problems right now is that I live and work in canada. I want to buy my first house in US, a duplex, and then live in the duplex in the winter in the states. I feel like this isn’t going to be as clear cut as I thought

2 questions: 

1. Can a Canadian citizen qualify for a FHA loan when purchasing property in the United States?

2. I am a first time home buyer wanting to buy in the United States, will I qualify for a 3.5% down, 5% down, or as an outsider, will I have to pay 20-30% down even though it will be my first home.

Hello, 

My name is Josh Stephens and I have become very interested in real estate investing over the past few months. I have been trying to learn as much as I can and at the same time saving up all the money I can do be able to get my first deal! 

As I was searching for deals (mostly to learn how to analyze properties) I noticed that Canada’s markets are so expensive to start. So I decided to look in markets on the east coast in the states because they are much cheaper. But I was wondering if anyone would be able to paint a picture for me on how that process works and if they have done/currently doing that. 

My idea was to buy my first property in Florida, duplex, triplex, fourplex etc and live in it in the winter months, while the other units are rented out. And then continue buying properties etc throughout the states.
