Thanks Frank. I've seen a surprising amount of comments about inheriting bad tenants. Would you find a vacant property that could quickly be marketed preferable to a rented property?

Total newbie. Taking in all the info I can and considering getting into real estate, but wondering if i'm getting ahead of myself. 

If'm pretty focused in on finding a near turn-key duplex or triplex. I know my area. I know my price range. I'm considering keeping it simple for the first purchase by finding something on the MLS or easy to find FSBO. I'm also considering bank owned properties, auctions or even repository sales. That's adding a whole additional layer of complication though and I'm not sure it would be wise.

So, would you say keep it simple and just give it time to find a good deal through conventional methods, or start with more advanced strategies that I have yet to become totally familiar with. 

Note- I realize near turn-key is unlikely with the later options, but I suspect price would likely be offset to where I can rehab and still be in budget.
