I don't focus well on an internet-based exam situation, personally.  So I opted to take the licensing courses in person, and have then done all continuing education online (much easier to tackle w/my internet A-D-D).  I've enjoyed using Bob Hogue as well, and have completed all my courses through them over the past 8 years as a licensed agent.

Trinity 34655 - check it out.  Great proximity between beaches / Tampa and/or Clearwater Metros, and exceptional growth market.  Great school zones.  I live there currently and my children have attended amazing schools here.  

My wife and I (and 2.9 kids; she's due any minute w/baby #3) are actually moving a bit north ourselves now, because we want to be closer to our investments (Spring Hill area).

@Asher Boucher - Find a local "100%" real estate brokerage (firm).  They are typically where you don't have to pay any fees unless you close a deal.  Go hang your standard real estate license there with them and leave it active there for 2 years.  Now understand that as being a licensed agent, you will be required to disclose that to all real estate transaction parties that you engage with (even if investing for yourself).  Yet once you've had your sales associate license active for 2 years, I believe that is when you can then apply for and take the Broker Exam.  That would allow you to keep your "J-O-B" and get the required time on task according to the state to then file for your Broker's License.

@John S. - I was in need of a meet-up local to me, too, when I settled in a new area of FL.  For a small investment of about $60 (I think, I don't remember, I've slept since then lol) I was able to create a Meet-Up Group on Meetup.Com.  My first event only had myself, 1 other investor, and my partner.  But I've kept it consistent 1x/month, and our last meeting we had I think 12 investors attend.  I then created a Facebook Group specifically tied to the members of the Meet-Up Group and we now have over 40 registered members.

@Patrice Baker - what @Curt Davis is saying is correct. If the situation you're discussing required a $5k EMD, then you would need to essentially come up with the $5k EMD yourself and have your end-investor (B-C Buyer) cover the $5k EMD (at a minimum dollar-for-dollar).

Yet I think your question was a bit different.

The answer is yes, you can sell an LLC to someone in order for them to "assume" your contract position on a bank-owned property.

Furthermore, the answer is yes, you would have to create a new LLC every time you did that.

The real question for me becomes - why would anyone want to do it that way?  With the added expense of having to create a new LLC every time you're wholesaling something - that could get expensive quickly, no?

I've seen this type of action taken more-often in the sale of a Land Trust property, where we sell our position as beneficiary to the Land Trust.  This is done more than the LLC flipping that you're discussing I think.

For us, we typically would do an A to B then a B to C closing on any REO we're acquiring to flip/wholesale, as opposed to an assignment fee (because banks aren't accepting assignable contracts).

One tip on your bandit signs - keep the message short & simple, no more than 3 or 4 lines of data, written in large block (capitals) font.  Example:

3/2/2 POOL HOME
$125K CASH ONLY
888 123 4567

If you have a website for buyer leads (squeeze page), try and get that domain name to the bottom beneath the phone number.  We get a ton of buyer registrations through the site for people that never call.
