From my understanding, the company renting/running it usually would act as a live-in property manager and would also handle the modifications.

Hi, i currently own a 3 family with a 4% mortgage, which is doing very well. I am about to purchase a SFH foreclosure for $65k cash (this week), and wanted to find out if there was a way to pull out some cash to pay down debt since it will be paid for? My credit score is only 603. Also, the first property is in an LLC, and this one will be purchased in another LLC.

@Trevor Aydelott i thought it was just here! I moved to the Pittsburgh area 2.5 years ago and it took almost a year to find a place because NO ONE calls back....EVEN on a straight deal that’s all cash. EVEN when the property is owned by the broker! You can call multiple times and not only do they not pick up, but the majority of them don’t even call back ever. You cant make this stuff up! I’ve never seen anything like it. I was an agent in NYC for 10 years and if you didn’t pick up the phone, you lost the customer, period.

@David Waddleton Hi David, just outside of Pittsburgh....the Tri-State area just recently figured out that there is more natural gas there than in the Middle East, and Shell Oil Co just opened a HUGE cracking plant. I’m about to close on my first multi family property here in two weeks. It’s a 3 family for $135K, but right now on the market there are multiple 2-3 families for less than $100k.
