Thanks. Now it's time to focus and work the plan... It's going alright, I'm going to a Sheriff Sale tomorrow and then next week in my area. I'm trying to tell as many people as I know that I'm looking to buy my first property, so right now Sheriff sales and word of mouth is how I'm trying to market

Thanks. I'm looking for single family right now and probably multi-units in the future. I'm actually not 100% certain I want to be in Lancaster County - I'm considering the other surrounding counties too.  I should probably find a county and niche, that would probably be a smart idea

Thanks. My situation is little different than most I think when it comes to finances. My father-in-law and I are going in to this together and he is going to be my bank which will allow me to make all of my offers cash. Probably not the typical situation, I realize. 

I am working Part-Time now and am looking to look for someone who is in Real Estate for the first 6 months and really learn the business (and get paid while I educate).

Hello,

My name is Josh Netz and I am new to real estate (Lancaster, PA). I'm not exactly sure what the end goal is per deal, but I'm hoping to find great deals then wholesale the house, fix-n-flip, and buy-n-hold few for passive income. Have been listening to a lot of people talk about real estate investing and what I've heard a bunch is starting with the end in mind and having a plan. I know I typically overestimate new ideas and am a little overoptimistic, so, here's my plan/road map and I was wondering if ya'll could let me know what you think. 

2017 - the remainder of the year, I want to learn "how to find great deals"

- successfully complete 3 deals

2018 - do 12 deals

2019 - do 24 deals

5yr goal - 4k per month in passive income through rental properties 

If anyone has any constructive feedback for that would be great, if not, then it's full steam ahead for me.
