 These are A Frames, so no logs at all. But ya, I can understand hesitation lenders would have for those.

Most DSCR lenders may not be able to finance this. Have you tried a local commercial bank?


 Yes, I'm talking with a local lender but I'm trying to see what other options might be out there.

We have 3 A frame cabins built on a single 5.5 acre lot in Hocking Hills. It has been financed all cash so far and we plan on building a total of 6 additional cabins in phases over the next three years. We are exploring options, but aren't too excited about taking on 7 figures of debt on a construction loan. We are looking for a DSCR loan on the existing three cabins to use as permanent working capital while to fund the rest of the project via equity.

If anyone knows a good lender in the area that can work with these constraints please let me know.

@Marc Rice thanks for the advice. I'll have to call around to some credit unions. I know that Telhio isn't all that flexible. That put me off of the local banks before.

We have a small portfolio in the Columbus, OH area. 5 single families and a duplex. The current value of the portfolio is $2.1m and we owe $1.3m. We have a construction project that we're trying to financing and looking to take a 2nd lien against the portfolio for 200k. That'd put us at 75% LTV combined. We could refinance the whole thing under a blanket loan, but we have 3-4% rates on everything and would rather take high rates on just a 2nd lien.

Brandon, from your post it sounds like you're booking out pretty well. If so, why do you care which site you're booking on? Our place in Destin is booked out a solid with 80% on AirBNB, 10% direst listings and 10% VRBO. We're always checking the listing on both sites, but personally, I don't care where the bookings are coming from. I only care that the calendar is full and prices are high.

Am I missing something here?

If you're looking to hedge against inflation, high quality cash flowing real estate real serve that purpose. If you're just looking to add some exposure to precious metals as part of you 401K you should be able to find an ETF that serves that purpose, or slowly add coins purchased from a place like JM Bullion. If you're thinking about cashing out your 401k to buy a bunch of precious metals, you should be very careful.

Personally, I have some gold, bitcoin and I collect rare 1st edition books (Charles Dickens, John Steinbeck, I have a first edition copy of Through the Looking Glass, etc). They're all great additions and add stability to my long term investment portfolio. But I would never want them to be the main attraction.

There isn't an STR Market, there are different markets where investors rent properties short term. A STR in a geographically restricted tourist area is not in the same market as an STR in a major metro area or an STR in a rural area with plenty of room for development.
