This house is located in the good part of Niagara Falls, right across the street from Hyde Park. Seller owes 7k in taxes wants 5k for it. Assigning for 2k for a total of 14k. Those are the two recent comparable sales around the corner, no access to the MLS at this time so working with what I've got.

This 2 unit property is located on Victory ave in Lackawanna, NY. Out of state landlord is currently evicting tenant upstairs and wants to unload property.

Wholesaling for 35,000
