Would the best strategy be to look at the Keller-Williams office closest to me and try to contact someone there and explain to them my situation? Let me know - 

My only concern with KW is that the fees have been rumored to be a little high, but I have not solidified exactly what those costs are. I'd like to connect with a sponsoring broker that still provides solid margins that would allow for growth in my own business.

Hello BP Community!

So I'm almost done with my real estate licensure (90% of the way through!) and am on the hunt to connect with Investor friendly brokerages to partner with as a sponsoring broker. My intentions of getting a license are to act as an agent for any personal/family-related investments, as opposed to joining a brokerage as a full-time agent working to earn a career on commissions from sales. So essentially, I am looking for a brokerage in the Atlanta area that is willing to take on a newly licensed agent and be involved in personal/family deals (planning for 2-3 deals a year to start). 

I've connected with Berkshire-Hathaway Properties, PalmerHouse Properties and am scheduled to meet with Coldwell-Banker next week, but it seems like these agencies are more interested in Agents who are committed to a full-time career as an agent, whereas I am hoping to use my license in personal and family-related investment deals only. 

Do you all know of any brokerages in the ATL area that would be open to an option like this?

@Chadwick Martin thanks for the advice. I'm under the same mentality that you are, "anything is fixable". So I'll make sure to try and check out the house and see what improvements could be made and whether it actually is a tear down. 

As someone who is not a contractor, what are some things you look for when trying to figure out "is this house fixable?" I'm planning on walking through a property on Friday and am hoping to have some advice before then.

Hello all, I have a question for those who are involved in flipping. Recently, I have found a neighborhood in my area that I would really like to get into, and have found 2 properties in specific that I would like to purchase. Unfortunately, these two properties are not listed S for sale. But, they are definitely uninhabited homes. I have done some research, and found the names of the owners through the tax records, 1 who I cannot find a number or address for, and another who was recently convicted of a felony and I have his home address. What would be the best method for finding more details and approaching the owners to purchase? Also - on an unrelated note, if a selling agent says that a house is likely a tear-down, can you always take their word for it? Or is it good to investigate further. If so, how do you investigate if the property owner doesn't want to let you inside? Thanks - josh

@Christy Harris Gotcha - I don't think I will be heading in the full-time direction, so it would be great to hear what your experience as a part-time agent has been? I think having a license is a huge step in my career, but I do not have plans of being a full-time real estate agent, rather I plan to use my license for personal properties/my families properties.

Polar Prutaseranee I asked the same question of christy, but what was your strategy in getting a supporting broker? In my mind (which could be wrong) it would be better to have an independent broker, but would love to hear your thoughts or what you did?

@Christy Harris thanks for the advice! I found a Groupon and was able to get 50% off my online class. 

On another note, what would be everyone's recommendations for finding a sponsoring broker? I am planning on circulating through my own network to see if I know any independent brokers, but if not I am likely going to have to turn to one of the bigger offices. Let me know!

@Polar Prutaseranee thanks for the advice! I'm looking through realestateexpress.com now and I think I am going to move forward with that option as, like you said, it will be nice to go at my own pace. Thanks again!
