Can anyone recommend a few title companies in the area of Panama City Beach? I appreciate any tips. We are putting in an offer for a property in the area and trying to get some extra stuff lined up before it is accepted.

Thanks all. So the data I was using was separated by year from 2019-2021. I was using 2019 to remove COVID variables. I felt that was right. I always use the 50th percentile and I will self manage. I think my biggest issue is going to be closing in the mid high season. I am fine with having a slow year as long as I don't loose money on the deal. I'm looking at a property that is $429K. I would put 15% down and about 3% in closing so about $77,220. I have 105k so that gives me about 27k to furnish, have pictures taken, cleaned, and stocked. I think this property will be better than most because it is three stories with a fully open roof top about .5 miles from the beach. I think the roof top will make a very unique outdoor area with shade, bar, jacuzzi, and gas fire pit. Not all in the first year because I couldn't afford it. But the first year would be shade, nice outdoor furniture, and firepit.

@Account Closed I really appreciate the detail. I was using AirDna data that was provided by theShortTermShop for the last few years so it’s broken down by 1,2,3,4,5+ bedrooms and 50th and 75th percentile. It gives average daily rates and average occupancy rates but I am going to purchase the area in Airdna and really dive deeper.

Hey all, I am looking at properties in east PCB and I am having trouble getting good comp information. I have the AirDNA data which looks great for the area and the properties I am looking at, but when I look at the calendars in Airbnb and Vrbo for similar properties, none of the occupancy rates seem to be even  close to AirDna. The prices are about correct but most of the properties show really low occupancy. I have tried this for three different markets and getting similar results so I assume I am doing something wrong. I click the area, click flexible for multiple months and then click properties with good reviews. I appreciate any help you guys can offer in this. I really think I found a unique property that could do well, I just want to make sure I am doing my research right.

We are looking to put an offer on a property in Tennessee/Smoky Mtns area. I am trying to get things lined up while I wait and was wondering if anyone could recommend an insurance company. Does anyone have umbrella insurance on top of this? Or what would be your recommendations to best protect my investment. The property will be in my name not a corporation or LLC.

I also own a LTR in my name and wondering if I could get umbrella insurance that would cover both properties? I currently have insurance through USAA for this property. 

I really appreciate any help yall can give me. Best of luck on your investments.

@Wei Jie Yang since they work in multiple markets they have a many price ranges. I’m looking in Smokies in TN and GA and many are 600k but also see alot of 500s. You may also qualify for their 10 or 15% loan which could help. 

They said their market in Orlando is the most affordable and still has great returns. Write down lots of questions for the consult bc you will think of many more while on there.
